Apartments
The Horizons offers studio, one-, two-, and three-bedroom apartments in a beautifully maintained, elevator-served community in the Cherrydale/Waverly Hills neighborhood of North Arlington, VA, near the Ballston Metro Station. Our apartment homes range from 500 to 1,570 sq. ft. and feature multiple interior styles, including brand new renovations, so you can find the look and feel that fits your lifestyle and budget. The Horizon offers flexible lease terms of 3-15 months. Our leasing team can explain current term options and pricing based on the apartment home you choose, or you can explore available options on our website here. Please contact our leasing team for the most up-to-date information on specials.
Balcony and patio options are available in select apartment homes at The Horizons. Availability varies by floor plan. You can view detailed floor plan layouts on our Floor Plans page and Interactive Floor Plan Map to see which apartment homes include a balcony or patio.
Full-size, in-home washer and dryer sets are available in all apartment homes at The Horizons. We also offer on-site laundry facilities with larger washer/dryer units for oversized items, available to all residents at any time.
All of our apartment homes are cable- and high-speed internet-ready. Residents are responsible for setting up and managing their own cable and internet connections with Xfinity.
All of our kitchens feature modern appliances, including a gas range stove and cooktop, with stainless-steel appliance packages available in select renovation styles. Countertop options include quartz, granite, or Formica, depending on the interior finish level. We offer in-person and virtual tours during office hours by appointment. To ensure the best experience, we recommend calling ahead to confirm availability or scheduling a tour in advance online, though walk-in tours are always welcome during business hours. Since transitioning both ownership and management of The Horizons to Dweck Properties in 2022, we've made numerous upgrades and enhancements to elevate the community. These include:

Newly Renovated Apartment Homes: We have recently completed renovations on numerous apartment homes throughout the community. You can check out all of the finishes in our Renovated Apartment homes on our Renovation Styles Page.

Upgraded Amenities: We renovated the amenity spaces on the second floor, including refreshing the Fitness Center to add state-of-the-art equipment and adding a dedicated yoga room and interactive fitness mirror. We also refreshed the Bike Room and Dog Spa.

Brand New Riser/HVAC Replacements: We have modernized our heating and air conditioning (HVAC) systems with new, water-sourced heat pumps (WSHP). This gives our residents the comfort and control of their own heating and cooling in all seasons. In addition to allowing for individually controlled heating and cooling, the new systems help residents reduce energy consumption and save on utility costs.

New Fire Panel and Alarms: We enhanced building safety with an updated fire panel and state-of-the-art alarm system to ensure a rapid response in case of emergencies.

Upgraded Branding & Community Signage: Using our new logo and brand colors, we updated all community signage to improve wayfinding for residents, guests, and delivery services throughout our community campus - a previous pain point from our residents that we worked hard to mitigate.

Upgraded Apartment Home Entrances: In addition to our community signage upgrades, we installed new, sleek, new unit numbers and specific apartment wayfinding signage throughout the community.

Centralized Trash Collection: We’ve added a new, convenient centralized trash collection area to enhance curb appeal and allow for bulk trash drop-off and pick-up from the community.
Pricing & Fees
The Horizons charges various fees associated with each unique lease. You can find a high-level overview of select fees and policies listed below; however, our leasing team will provide a full, itemized cost sheet for the exact apartment home you’re considering before you sign your lease.
Non-Refundable Fees

Application Fee — $50 per applicant over the age of 18.

One-Time Pet Fee — $500 per pet (up to 2 pets)

Monthly Pet Rent — $60/Cat and $60/Dog

Amenity Fee — $250 at Move-In

Parking Fee — Non-reserved surface lot parking is $25/month for one vehicle. Maximum of one vehicle per household. Reserved surface lot parking is $100/month for one vehicle.

Storage Fee - Storage space is available for $50/month.

Trash Fee - $15/Month

Building Protection Fee - $10/Month. All residents will be enrolled in the Building Protection Program for $10 per month, which differs from your own Renter's Insurance. The Building Protection Program is not insurance for the tenant, but rather a protection measure for the building to allow quicker repairs after any resident-related damage.

Move Out Cleaning Fee - A one-time $160 cleaning fee, which is paid when you provide your notice to vacate the apartment.

Utilities are not included in rent. They are billed separately through your resident portal. Utilities are based on the building's usage and are then divided among the apartments according to square footage and number of occupants. All utilities will be set up before move-in, and you will receive the utility statement each month before it is posted to the resident portal.
Refundable Fees

Zero Deposit™ lease insurance from Lease Lock is available as an alternative to a traditional security deposit. You can learn more here or contact our leasing team for details.

Standard Security Deposit — A $350 deposit due at application becomes the standard move-in deposit upon approval of your application. Any additional deposit (if approved), outside of our community’s standard deposit, can range from 1 to 2 times the monthly rent amount, based on credit history, and is due at or prior to moving in. If it is a conditional approval, which includes not having established any credit history, up to 2 months’ deposit will be due.
Permit parking is available for residents at The Horizons apartments. Parking is limited to one vehicle per apartment home. Please contact our leasing team for current parking availability and pricing details.
Yes! The Horizons offers Zero Deposit™ lease insurance from Lease Lock as an alternative to a traditional security deposit. Instead of paying a large upfront deposit, qualified applicants can pay a $29 non refundable monthly fee (making your move-in more affordable and hassle-free). We sporadically offer move-in specials for new residents, which may include free rent, waived fees, and other incentives. Specials vary by apartment home, lease term, and move-in date, so availability changes often. For the most up-to-date information on current promotions, check the home page of our website or contact our leasing team directly (we’re happy to walk you through every option).

Management & Customer Service

The Dweck Customer Service Pledge guarantees that if we haven’t met your expectations within the first 30 days of your lease start, simply provide a 30-day written notice to either 1) transfer to another residence within our community, 2) transfer to another Dweck community, or 3) break your lease (no questions asked and no additional fees).
The Horizons has a dedicated on-site maintenance team with 24-hour emergency maintenance support. Residents can submit non-emergency maintenance requests through the resident portal/mobile app, or can call our dedicated resident phone number for emergency maintenance needs.
The Dweck Properties Customer Service Pledge guarantees that during weekdays, any non-emergency maintenance requests, questions, or concerns submitted will receive a personal response within two business days. If we cannot complete the non-emergency maintenance request within two business days, you will be notified of the status and when to expect resolution.
Pets
Your pets are welcome at The Horizons! Each apartment home allows up to two pets. Cats and dogs each require a $500 one-time fee and $60 monthly pet rent. Breed restrictions may apply, so please review our full Pet Policy to make sure your pet is welcomed. Our community also features a dog park and a professional-grade dog wash station for your convenience.
Neighborhood
The Horizons is nestled in the charming Cherrydale/Waverly Hills neighborhood of North Arlington, Virginia (a sought-after residential area known for its tree-lined streets, local shops, and easy access to the broader D.C. metro region).
Our community sits conveniently off Langston Boulevard and Route 29, just minutes from the Ballston and Clarendon corridors, with quick access to Interstate 66 for commuters heading to Washington, D.C., McLean, VA, and beyond. Cherrydale’s tree-lined streets lead to a smattering of restaurants and shopping along Langston Boulevard, as well as green spaces and parks like Hayes Park, Quincy Park, and Potomac Overlook Regional Park. The Ballston Metro and Marymount University are just over one mile from The Horizons, and both are easily accessible by bus, bike, or car.
The Horizons enjoys strong walkability for a North Arlington community. The Safeway at 3713 Langston Blvd is just a short walk from our front door, and additional shops, restaurants, and services line Langston Boulevard and the nearby Cherrydale business district. Just a few blocks down the road, the neighborhood's favorite shopping center includes iconic destinations like Pastries by Randolph, cute boutiques for adults and children, a wine and cheese shop, fast casual dining, and more.
While many everyday errands are walkable, having a car or bike is helpful for reaching destinations like Ballston Quarter, Marymount University, or the Clarendon dining scene. Our community is also near ART bus stops for convenient public transit access.
The Cherrydale neighborhood offers a walkable strip of local restaurants, cafes, and services right along Langston Boulevard, including the famous Pastries by Randolph, cute boutiques for adults and children, a wine and cheese shop, fast casual dining, and more.
A short drive or bus ride opens up the vibrant Ballston Quarter dining and retail scene, the restaurants and bars of Clarendon, and the family-friendly shops of the Lee-Harrison area. Whether you’re looking for a quick bite or a night out, you’re never far from great options.
The Safeway at 3713 Langston Blvd is the closest and most convenient option (just a short walk from our community). For additional variety, Trader Joe’s in Clarendon, Whole Foods Market in Clarendon, and the MOM’s Organic Market on Langston Blvd are all a short drive away for specialty and weekly shopping.
Residents at The Horizons enjoy easy access to a wide range of shopping options. Ballston Quarter is just about a mile away and features a curated mix of retail, dining, and entertainment. The Clarendon corridor offers boutique shops and popular chain stores, while the Lee-Harrison Shopping Center provides convenient neighborhood retail. For larger shopping trips, Tysons Corner Center and Pentagon City Mall are both a short drive via I-66 or Route 29.
The Horizons is perfectly positioned for entertainment in the Arlington and D.C. area. Ballston Quarter offers dining, bowling, and a curated retail experience just a mile away. The Clarendon strip is known for its lively nightlife, restaurants, and bars. For live performances, the Arlington Cinema and Drafthouse hosts movies, comedy shows, and concerts nearby. And with downtown Washington, D.C. just a short Metro ride away, world-class museums, theaters, and cultural events are always within reach.
Our community features a brand-new fitness center with cardio and weight training equipment right on-site, so staying active is easy without ever leaving home. Our newly added yoga studio offers a space for tranquil stretching or mat exercises. For additional variety, residents enjoy nearby trails perfect for running and cycling, and a range of fitness studios and gyms in the Ballston and Clarendon corridors (all just minutes away by car or bus).
The Horizons is well-positioned for outdoor enthusiasts. The Custis Trail runs through the nearby Ballston area. It connects to the Washington & Old Dominion (W&OD) Trail, one of the region’s most popular multi-use trails stretching over 40 miles from Arlington to Purcellville. These trails also connect to the broader regional network, including the Mount Vernon Trail, opening up miles of scenic options for cyclists, joggers, and dog walkers alike.
The Horizons is surrounded by beautiful green spaces. Quincy Park, Hayes Park, and Potomac Overlook Regional Park are all nearby, offering playgrounds, sports fields, wooded trails, and scenic overlooks of the Potomac River. Our community also features its own lush grounds and landscaping, an on-site dog park, and an outdoor BBQ and picnic area for residents to enjoy.
Many of our residents take advantage of Arlington’s excellent public transit options. The Horizons is near an Arlington Transit (ART) bus stop, providing convenient connections to the Ballston–MU Metro Station on the Orange and Silver lines. From Ballston, you can reach downtown Washington, D.C. in about 20 minutes. Capital Bikeshare stations and e-scooter options are also available in the area for quick local trips.
The nearest Metro station is Ballston–MU, served by the Orange and Silver lines, approximately 1.4 miles from our community. The Clarendon Metro Station and Virginia Square–GMU Metro Station are also close by. From Ballston, downtown D.C. is about 20 minutes, and Dulles International Airport is accessible via the Silver Line.
Ronald Reagan Washington National Airport is approximately 7 miles from our community (about a 14-minute drive or taxi ride). The airport is also accessible via the Metro system: take the Orange or Silver Line from Ballston–MU to Metro Center, then transfer to the Blue or Yellow Line to the Reagan National Airport station. For residents who travel frequently, the combination of highway and Metro access makes getting to DCA from The Horizons incredibly convenient.
While The Horizons does not have a commuter rail station immediately adjacent, the community’s proximity to the Ballston–MU Metro Station on the Orange and Silver lines provides excellent regional connectivity. The Orange Line connects to Vienna and points west, while the Silver Line extends to Reston, Herndon, and Dulles International Airport. For those who commute via Virginia Railway Express (VRE), stations are accessible via a short Metro or bus ride. Interstate 66 is also just moments away for car commuters.
The Horizons is just 1.1 miles (approximately 3 minutes by car) from Marymount University, making it one of the most convenient apartment communities for students, faculty, and staff. We’re also within the highly regarded Arlington County Public Schools district, with Glebe Elementary School, Dorothy Hamm Middle School, and Yorktown High School all within a 2-mile radius. George Mason University’s Arlington Campus is about 8 minutes away, and Georgetown University is roughly 11 minutes by car.

Military & Employer Discounts
Our Preferred Employer Program supports local public service and community-serving professionals. The program offers a 3% rent concession and a waived application fee for eligible applicants with the following professions:

The Horizons is an active participant in the Military Rental Partnership Program (RPP), which means that we offer a 5% military discount to active-duty individuals who qualify through participating bases and defense organizations. The program may include waived security deposit, application, and credit check fees, subject to location- and organization-specific participation guidelines. Qualifying military situations (such as active duty, deployment, change of duty station, reservist or National Guard activation, voluntary enlistment, draft, or release from active duty) allow early lease termination consistent with SCRA protections, without lease termination fees or concession payback charges when documentation is provided. Foreign Service members and Diplomats can request additional lease-break accommodations through the leasing team.
